- How long does it take to sell my house? Croft will act as quickly as possible and as long as you provide all the necessary paperwork required it can take 5 - 10 days.
- How quickly after the sale will I receive the money and how? You will receive the money as early as 24hrs after the solicitors confirms sale is completed. We will pay you directly into your bank account or by bankers draft.
- Are there any costs for me involved? NO. Croft will pay all the legal and survey fees.
- How do you base your evalution? The offer we make you on your house is based on estate agents evalution, other house for sale within your area and also we bespoke every deal at Croft so depending on what your looking for from us ie. quick sale or renting back etc will depending on the offer made.
- If I rent do I have to pay you a deposit? NO, as the sale is going through we will also have a legally binding rental contract drawn up of which there is no need for a deposit.
- How much is the rent? This is based on current rental market valuations, however depending on how long you are looking to rent for will also depend on this.
- Do I have to stay for 10 years? YES and NO. Based on the standard deal we offer then yes. However because here at croft we bespoke to your needs we may be able to work other terms out for you.
- Can I stay longer than ten years? YES. Again on the standard deal we offer after the ten years are up we can draw up a new contract, or when we initially do the original deal and you wish to commit to more we can certainly accommodate your needs.
- What do I pay for when I rent? Your monthly agreed rent and then you will be responsible for council tax, gas/elec and water bills. Telephone bills and any extras you may wish to install at the house. This is standard when renting any house or flat.
- Who will be responsible for the maintenance of the house? Croft will be responsible for and structutral repairs as well as emergency call outs for gas, electrics, plumbers etc. You the tenants will be responsible for keeping the property in good condition, again this is standard when renting.
- What happens if I pass away before I receive the rest of the balance owed? The balance is then carried over to your estate
- Does anyone need to know I have sold my house? NO, we have no boards and offer a very discret service, the only people who do know are the solicitors and croft, and that's on a need to kow bases.
- Do you buy property in any condition? Yes. Many of the properties we buy do need some improvement.
- I am in financial difficulties and am worried about losing my house. Can you Help? YES, many people are in the same situation as yourselves and we help everyday, as long as you have some equity in the property you can sell it and rent it back or sell it to move on.
- I am being threatened with eviction can you help? YES. We can stop evictions even with only hours of notice, however it helps all of us with a little more notice.
- How much will you pay me for my house? We will pay you based on the current market value rates which can be upto 100%
- What happens when I become a tenant? At the completion of our purchase of your house, we will offer you upto 10 years "Assured Shorthold Tenancy", which is the standard form of lease used for private lettings in the UK.
